Boiler longevity, servicing and system water
Practical maintenance for a heating system, with clear boundaries around Gas Safe work.
This is general information, not a survey, design, legal or Building Control decision. The correct scope and standard depend on the property, work, date and regulatory route.
A boiler's working life is influenced by installation quality, system cleanliness, controls, load, ventilation, water chemistry and timely repairs. Annual servicing is especially important for gas appliances: it must be carried out by a Gas Safe registered engineer, who checks safety and operation rather than simply resetting a fault.
Magnetic filters can capture ferrous debris in wet central-heating systems, but they are not a substitute for correct system design, inhibitor, flushing and regular servicing. Sludge or repeated pressure loss needs diagnosis; adding chemicals or repeatedly topping up without finding the cause can mask a fault.
A powerflush can be appropriate where circulation is restricted and contamination is evidenced, but it is not an automatic cure for every old system. The engineer should explain the findings, proposed method, chemicals, protection of the boiler and any limitations. Homeowners must not remove gas casings, alter gas settings or undertake gas work; use the Gas Safe Register to verify an engineer.
