External render and EWI maintenance

A homeowner checklist for keeping rendered insulation systems, junctions and drainage details serviceable.

This is general information, not a survey, design, legal or Building Control decision. The correct scope and standard depend on the property, work, date and regulatory route.

Keep gutters, downpipes, flashings, sills and drip details clear so water does not repeatedly wet the render. Check after storms for impact damage, open cracks, loose trims, failed sealant, algae, staining and exposed reinforcement; record changes rather than applying a generic waterproof coating.

Repairs need to match the installed EWI or render system. A local patch may be technically sound but visibly different, while pressure washing, hard drilling and incompatible paints can damage the finish or introduce moisture. Obtain the system owner's maintenance and repair guidance before work.

Any persistent dampness, bulging, movement or cracking around openings needs an inspection of the substrate, fixings and junction—not just cosmetic filling.
