A homeowner maintenance plan

A proportionate way to schedule checks, keep records and commission specialist work before small defects grow.

Keep a property log for roofs, gutters, render, windows, drainage, heating, ventilation, alarms and electrical certificates. Check visible, accessible items seasonally and after severe weather; never access a roof or electrical installation unsafely.

Plan servicing and inspections according to the appliance or system manufacturer's current instructions. Gas work belongs to a Gas Safe engineer; electrical, structural, asbestos and specialist waterproofing questions need the relevant competent person.

Record photographs, dates, defects and actions. Maintenance is an inspection and repair process, not a promise that a building component will last for a fixed period.
