Planning & Pre-Construction Hub

Planning and technical requirements are site-specific. Where agreed, D-Core coordinates relevant appointed professionals; architects, engineers and authorities advise and decide on their respective requirements.

Planning Permission vs Permitted Development

Whether a project needs planning permission or may fall under Permitted Development (PD) depends on the site, property, design and applicable rules. Single-storey rear extensions and rear dormer loft conversions should be assessed individually.

An appointed planning professional or the relevant authority can advise whether a Lawful Development Certificate or Planning Permission is appropriate. Conservation areas, flats, design limits and other site circumstances may affect the route.

Building Regulations & Control

While planning is about the look and impact of a building, Building Regulations are about safety and structural integrity.

Building Regulations and the applicable Building Control process depend on the proposed work and site. The appointed inspector or authority advises on inspections and decides whether requirements have been met; where agreed, D-Core coordinates access and information.

The Party Wall Act

Work affecting a shared boundary or nearby foundations may engage the Party Wall etc. Act. Whether it applies and what notices or appointments are needed is site-specific.

The building owner and appointed Party Wall professionals advise on notices, responses and any Award. D-Core can coordinate relevant parties where agreed, but does not decide the legal requirements.

Structural Engineering & Build-Over Agreements

Architectural drawings show the layout, but structural drawings dictate how it stays up. Removing walls or adding a loft may require structural design. Appointed structural engineers advise on calculations and details.

Where proposed extensions are near or over public sewers, a Thames Water Build-Over Agreement may be conditionally required. Building Control or the relevant authority decides what information is required. D-Core coordinates these parties where agreed.
