Loft Conversions in London

Loft Conversions services across West and North West London, subject to the agreed scope.

Loft Conversions

A loft conversion can add useful accommodation without extending into the garden. D-Core Construction works on loft conversions across West and North West London, with scope agreed for each property.

Types of Loft Conversions

The right conversion depends on your existing roof line and local planning rules:

  • Dormer Conversions: The most common London choice. We build a box-shaped structure out of the pitched roof, dramatically increasing head height and usable floor space.
  • L-Shaped Dormers: Typical on Victorian terraces with a rear addition. These create massive space, often yielding a bedroom and a large bathroom.
  • Hip-to-Gable Conversions: For semi-detached or end-of-terrace homes. We extend the sloping side roof (the hip) vertically to create a flat gable wall, unlocking huge volume before adding a rear dormer.
  • Velux / Rooflight Conversions: The most cost-effective route. We retain the existing roof line and install flush skylights. Requires adequate existing head height.
  • Mansard Conversions: Common in conservation areas. We alter the entire roof structure to feature a steep slope (usually 72 degrees) and a flat top.

Feasibility & Permissions

Head height, roof form, structure and access affect feasibility. Whether a project falls under Permitted Development or needs Planning Permission depends on the property, design and site. Appointed professionals and the relevant authority advise and decide. For detailed guidance, visit our Planning & Pre-Construction Hub.

Structural & Party Wall Coordination

Loft conversions may require structural design and steelwork. Appointed structural engineers advise on calculations. Work affecting a shared boundary may engage the Party Wall Act; appointed professionals advise on notices. Explore more in our Planning Hub.

Programme Drivers & Living In During the Build

The build sequence and programme are driven by roof structure, weather, steelwork requirements, bespoke staircase fabrication, and final finishes. Whether you can stay depends on access, the scope, services and site safety. Working from external scaffolding minimises internal disruption, but the proposed sequence and practical arrangements can be discussed before work begins.

Our Process

1

Initial Feasibility

A site visit may be arranged to discuss head height, staircase positioning and potential constraints.

2

Design & Approvals

Where agreed, we coordinate appointed professionals who advise on plans, structural calculations and Party Wall matters.

3

External Build & Structure

Working from scaffolding, we open the roof, install the load-bearing steelwork, lay the new floor joists, and construct the dormer shell.

4

Weatherproofing & Breakthrough

The roof is sealed, windows installed, and we break through the existing ceiling to install the new bespoke staircase.

5

Fit-Out & Handover

Insulation, plastering, plumbing and electrical finishes are completed, followed by a walkthrough against the agreed scope.
